The Lessee must abide by the building rules and by-laws. A copy of the by-laws shall be provided at the signing of the lease.No smoking of any kind (including cigarettes, vaping, and/or drugs) is permitted within the apartment.No repainting of the walls is permitted without the Lessor’s prior written consent.No pets are allowed within the apartment.A credit check and proof of employment, to the Lessor’s satisfaction, are mandatory.No subletting or short-term rentals, including Airbnb or any similar platform, are permitted.A move-in and move-out inspection of the unit shall be conducted at the beginning and end of the lease. Any damage beyond normal wear and tear shall be repaired at the Lessee’s expense.The Lessee shall provide tenant liability insurance with coverage of up to $2,000,000 prior to occupancy and maintain such coverage for the duration of the lease.The Lessee is responsible for minor maintenance, including routine upkeep and the replacement of light bulbs, batteries, and filters, while the Lessor remains responsible for major repairs and normal wear and tear, in accordance with Quebec law.The Lessor shall deliver the apartment with paint in good condition throughout and shall ensure that all fixtures, appliances, and systems are in proper working order.The Lessor and/or the Lessor’s representative may show the unit to prospective purchasers upon providing no less than 24 hours’ prior notice, at reasonable hours, and with due regard for the Lessee’s schedule and privacy.
